Can I use a personal check at closing?  Plan to have your funds in the form of a cashiers check, wire, or money order. The money in a real estate transaction moves at closing. There isn't a waiting period for your check to clear. On a case by case basis, we do accept personal checks for nominal amounts, if needed ($500.00 ore less).  We do not accept cash.

What kind of photo ID is needed for closing?  We will require that you present a federal or state issued photo identification. This document must be current. Please take a moment now to verify that you have good ID. If you do not have a drivers license, you can obtain a state issued ID at the same location that issues drivers licenses.

How long does a closing last?  We budget 60 minutes for each closing we schedule.  The actual signing of documents doesn't take that long but folks usually have some things to chat about so we plan for that.  If you have a special need for a speedy closing, just let us know and we'll try to make that happen for you.

Where will the closing take place?  You are welcome to come to our office but we most often come to you.  Purchase transactions tend to close in the office of the real estate agent, the banks office/branch office or at the house you are buying.  Refinance transactions tend to close at your kitchen table.  We also serve special needs and have done closings at hospitals, airports, nursing homes, hotels, restaurants, and all sorts of odd places that made sense for unique transactions.

How long does it take to process a title insurance order?  Plan for 7 to 10 days to process your order and receive your title insurance commitment.  We serve several counties - some move more quickly than others but on the whole, 7 to 10 days is the norm.

How will I receive my title insurance commitment?  If you give us your email address, we'll deliver it to you in pdf form by email.  Otherwise, it will come to you via regular US Mail.

When will I have the final figure for my closing?  We build the Closing Disclosure Settlement Statement as we process your order. As soon as we have all the information to complete the Closing Disclosure we will call you with your final figure.  Your lender will forward the Closing Disclosure to you prior to closing for your review.  PLEASE NOTE, you will have to confirm with your Lender that your received and reviewed your Closing Disclosure prior to closing. You will have the final figure the 1 to 2 days before closing.  For this reason, we accept estimated cashiers checks at closing. We can help you with the estimate if you need to get to the bank before you have the final figure.  If your estimated check is for too much, we give you a check for change at closing.  If it is not enough, we can accept up to $500 by personal check.  We do not accept cash.
